JOB SUMMARY: The Purchasing Agent is responsible for forging new and fostering existing trade partner relationships, leading the bid process, conducting effective negotiations, and delivering value to our home buyers.
Purchasing Process ESSENTIAL DUTIES AND RESPONSIBILITIES: Responsible For Implementing The Purchasing Process - Build budgets and bids for new communities.
- Establish material takeoffs and cost estimates.
- Evaluate new and existing subcontractors.
- Request and review bids.
- Conduct effective negotiations to achieve the best value.
- Maintain required documentation to remain audit/SOX compliant.
- Ensure contract administration process flows efficiently.
Value Improvement - Supplier and trade partner rationalization.
- Hold trade partners to commitments, including contracts and scopes of work.
- Reduce field purchase order and warranty spend.
- Eliminate wasteful processes.
Other - Various projects and tasks, as required.
Education EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS: - Required: High school diploma.
- Preferred: Bachelor’s degree in business, construction management, or related field.
Experience - 2 to 5 years of progressive experience as a Purchasing Agent or Construction Manager/Superintendent in a comparable environment.
Knowledge, Skills & Abilities - Deep knowledge of residential construction details and processes.
- Ability to read technical drawings, schematics, and documents (architectural plans, structural plans, scopes of work, construction schedules, etc.) and apply the appropriate information to the purchasing process.
- Above average Excel and analytical skills.
- Must be able to multitask and meet deadlines; high level of organization required.
- Always display a cooperative attitude.
- Comfortable interacting with all levels of internal and external customers in a professional manner.
- Effective communication skills, both written and verbal
- Experience with ERP systems (JD Edwards, Constellation, etc.) preferred.
Position Location: - Position is located on-site (7807 E. Peakview Ave. Suite 300, Centennial, CO 80111)
Compensation And Benefits - Base Salary: The expected base salary range for this position is $75,000-$95,000 per year depending on experience, paid semi-monthly.
- Bonus: this position is eligible for an annual discretionary bonus
