Job Summary:

As a Project Developer/Manager, you'll be involved in a dynamic role that blends technical expertise with strong leadership and business acumen. This position requires an in-depth understanding of HVAC systems and equipment, including design, operation, and maintenance. You'll apply your skills in mechanical and electrical engineering to manage installations, troubleshoot issues, and optimize systems. With a focus on project management, you will ensure that all projects are delivered on time, within budget, and meet the highest quality standards. Sales and financial knowledge are essential as you will be responsible for communicating the value of HVAC solutions, negotiating contracts, managing budgets, and forecasting project costs. This versatile role is key to the success of complex projects that demand both technical proficiency and a strong business sense.

Key Responsibilities:

Preconstruction / Design & Estimating:

Develop tailored HVAC solutions using a combination of high-quality equipment and systems, including project scoping, concept development, engineering analysis, and system validation.
Present and communicate complex technical solutions to diverse audiences.
Lead preconstruction efforts for comprehensive projects, including solution design, cost estimation, value engineering, scheduling, constructability reviews, and cash flow projections.
Manage the bidding process by preparing project manuals, sending out invitations to bid, ensuring compliance with project requirements, and managing bid coverage.
Create detailed scopes of work and oversee subcontractor negotiations to ensure favorable terms for the project.

Construction:

Lead the construction efforts for various projects, serving as the main point of contact with clients throughout the project lifecycle.
Monitor project deliverables and ensure timely and accurate submissions.
Manage project finances, including budget tracking and schedule development.
Oversee project documentation, ensuring everything is accurate and consistently maintained.
Lead the timely completion of punch lists, warranty documentation, and as-built drawings.

Personnel Management:

Manage and support project team members to ensure successful project execution.
Mentor and coach entry-level team members, promoting their growth and professional development.
Monitor all delegated tasks to ensure accuracy and efficiency.
Address manpower needs and ensure projects are adequately staffed.

Business Development:

Build and maintain strong relationships with clients, architects, and engineers.
Participate actively in industry-related organizations and engage in business development efforts to secure new projects.
Provide technical support in business pursuits, assisting with strategic project acquisitions.
Support the transition of projects from development to execution, ensuring customer satisfaction and continued business opportunities.

Qualifications:

5-10 years of hands-on experience in the commercial construction industry, specifically with mechanical HVAC systems.
Proven ability to lead, mentor, and train teams, ensuring high-quality work and professional development.
In-depth knowledge of HVAC systems, temperature controls, and process control systems.
A track record of successfully managing multiple projects, teams, and budgets simultaneously.
Strong skills in project management, estimating, scheduling, budget control, field supervision, and financial reporting.
Excellent organizational, leadership, and communication skills, with the ability to present complex information clearly.
Ability to understand and implement technical plans, specifications, and contract documents.
Skilled in resolving escalated issues with clients and subcontractors promptly and professionally.
Substantial experience in managing subcontracts, including preparing bids and subcontractor scope language.
Knowledge of scheduling logic and constraints.
Proficiency in construction management software (experience with Timberline and Procore is a plus).
Familiarity with AIA contract documents, including cost-plus and GMP/Design Build contracts.

Supervisory Responsibilities:

Manage the project team, ensuring that work is assigned, completed, and evaluated in accordance with company policies.
Plan, delegate, and direct work; provide performance appraisals and development plans for team members.
Address on-site issues, resolving complaints and challenges with staff as needed.
Collaborate with owners, operations management, and estimators to ensure project requirements are fully understood and met.

Physical Demands:

Regularly required to sit, use hands to operate tools, reach with arms, and communicate.
Frequent walking and standing.
Ability to lift up to 10 pounds regularly and 25 pounds occasionally.
